From the Blog
We provide dependable, detail-focused inspections backed by over 29 years of experience.
Notes from the field on owning, buying and maintaining property around Flint and Genesee County. Most of what we write here comes out of questions clients ask during inspections — what a finding actually means, what is worth fixing before listing, and which small problems turn expensive if you leave them through a Michigan winter.
If you are mid-transaction and need a straight answer rather than an article, contact us directly. Otherwise, start with the service pages for residential and commercial inspections, or the specialty testing we handle in house — radon, mold, water, septic and sewer scope.
What we tend to write about
Seasonal maintenance is the recurring theme, because Michigan gives a house four distinct opportunities a year to develop a problem. Freeze-thaw cycles work on foundations, masonry and flat roofing. Spring runoff finds the grading and downspout defects that were invisible in August. Summer humidity turns a crawlspace with no vapor barrier into a moisture source for the whole building. And heating season exposes insulation gaps, ice damming and combustion appliance issues that nobody noticed in October.
The rest is buyer and seller guidance: what an inspection report is actually for, which findings are negotiable and which are not, how to read a radon or water result without panicking, and what sellers can reasonably fix ahead of listing to keep a deal from falling apart at the inspection contingency. None of it substitutes for having the property looked at, but it should make the conversation shorter when you do.
